Position
We are looking for an Asset Manager to join our energetic and dynamic Real Estate team in Helsinki.
As an Asset Manager, you will be responsible for the day-to-day management and value creation of our real estate portfolio, with a particular focus on residential assets. You will develop and implement asset-level business plans, monitor the performance of standing assets and drive commercial, operational and technical initiatives throughout the funds’ life cycles. The role combines portfolio management with daily hands-on activities.
You will be working in a small team with diverse responsibilities and will have a commercial approach and hands-on attitude.
Key responsibilities
- Develop and implement strategic asset management plans and annual action plans for residential and commercial assets
- Take overall responsibility for the operational and financial performance, value creation and risk management of assigned assets and portfolios
- Manage assets across the full investment life cycle, from acquisition and onboarding through business plan execution to exit
- Manage residential leasing performance and marketing together with leasing partners
- Analyze residential markets
- Prepare and follow up property budgets, forecasts, business plans, cash flow projections and capital expenditure plans, and monitor residential portfolio KPIs, including occupancy, vacancy, rental income, rent levels, tenant turnover, arrears, operating costs and net operating income
- Lead and collaborate with technical asset management on maintenance planning, lifecycle measures, defects, warranties and development projects
- Prepare regular portfolio and asset-level reports, performance updates, variance analyses and recommendations for management and investors
- Support investment, finance and fund management teams with due diligence, valuations, business plans and forward-looking financial projections
- Ensure that asset-level operations comply with internal policies, lease documentation, applicable residential practices and agreed governance processes
Qualifications
- Relevant experience in residential real estate asset management, property management, leasing, investment management or a related field; commercial real estate experience is also valued
- A proactive team player with strong organizational skills and a hands-on approach
- Excellent Microsoft Office skills; experience with property management, leasing, reporting or business intelligence systems is an advantage
- Good understanding of residential real estate markets, rental dynamics, tenancy processes, property operations and value creation
- Strong financial analysis, budgeting, forecasting and performance-monitoring skills
- Strong communication, stakeholder management and negotiation skills, with fluency in Finnish and English
- Relevant academic degree in business, real estate, finance, economics or a technical field
